Such is the case with the Brooklyn Affordable Housing Lottery, designed for seniors who may be eligible for a one-bedroom or studio apartment with as little as $0 rent.

This opportunity is open to residents aged 62 and over who win the Sunset Ridge Senior Apartments Lottery as described by the NYC Housing Connection.

Here are all the details on how to apply for one of the positions, the requirements for the application process, and a description of the building in Brooklyn:

Where is Sunset Ridge Senior Apartment located?

The Sunset Ridge Senior Apartment consists of 57 units and is under construction at 6309 4th Avenue and 414 63rd Street in Brooklyn’s Sunset Park neighborhood.

These apartments will feature high performance appliances, community activities and activities, outdoor areas including a rooftop terrace and shared laundry facilities.

The building is being constructed under the New York City Department of Housing and Development’s Senior Affordable Rental Apartment (SARA) Program, the Low Income Housing Tax Credit (LIHTC) and the New York State Low Income Housing Tax Credit (SLIHC) and New York City. York State Home and Community Renewal Programs (HCR).

Who can apply for the lottery program?

One of the units is eligible for individuals or families with at least one family member aged 62 or over who meets income and family size requirements. Qualified applicants will be required to meet additional eligibility criteria.

Eligible applicants must qualify for Section 8 and will pay 30% of their household income for rent, and some may not have to pay at all.

AVAILABLE UNITS AND REQUIREMENTS FOR PARTICIPATION:

Studio:

  • There are 36 apartments available for studios with space for one or two people.
  • Annual family income:
    • Per person: minimum $0 – maximum $46,700.
    • For two people: minimum $0 – maximum $53,400.

One bedroom apartment:

  • For one-room apartments, 21 units are provided for one, two or three people.
  • Annual family income:
    • Per person: minimum $0 – maximum $46,700.
    • For two people: minimum $0 – maximum $53,400.
    • For three people: minimum $0 – maximum $60,050.

Other points to keep in mind:

  • Tenants are responsible for electricity, including the use of an electric stove. The rent includes heat and hot water.
  • Household size includes all people who will live with the person, including parents and children. subject to employment criteria.
  • Household income includes wages, hourly wages, tips, social security, alimony, and other income. Income guidelines are subject to change.
    • A $66,700 asset limit applies, excluding designated retirement accounts.

How can I apply for the Housing Lottery?

People can apply online or by mail. To apply online, visit nyc.gov/housingconnect.

To request a mail-in application, mail a self-addressed envelope to SUNSET RIDGE Apartments, C/O Fifth Avenue Committee 621 Degraw Street, Brooklyn, NY 11217.

Submit only one application for development. Please do not submit duplicate applications.

IMPORTANT NOTE. Do not apply online, but also submit it on paper. Applicants who submit more than one application may be disqualified.

When is the application deadline?

Applications must be postmarked or submitted online no later than March 17, 2023. Late applications will not be considered.

No deposits or application fees will be required.

What happens after the application is submitted?

After the deadline, applications are selected for consideration through a lottery. If the person is selected and meets the requirements, they will be invited to a meeting with the criteria to continue the selection process. Appointments are usually made 2-10 months after the application deadline. You will be asked to bring proof of your family size, the identity of your family members, and your family’s income.
